Invest in the B neighborhoods. 

There are a number of large-scale apartment complexes going up in the area. And then on the flip side, there are smaller underdeveloped neighborhoods who will always be "renters areas." In response to this economic polarization, the market will be in desperate need of properties in the middle. The ones that will provide people with the opportunity to rent $800-1600 for a place to live.

Hi Joni: as someone who has sold both residential and commercial real estate in Pittsburgh, I will be the first to say that commercial is much easier to find than residential. There may be more residential listings than commercial, but if you drive around the city you’ll see many residential complexes (with more than 4 units, counting them to be commercial) without current tenants or caring owners. And in this market, the more units the better, which goes against all the short-sayings of quality over quantity. Give me a PM if you have any questions. I work at a firm downtown that holds a majority stake in Pittsburgh area multifamily because not only do we sell the most (70% of Pittsburgh Sales in the last quarter) but most of us are investors ourselves.

I'm going to echo Jeremy on this in saying that a FHA/203(k) loan is the best way of approaching this. Or if the property is paid free and clear, attempt the seller financing tactic.

I am echoing a couple posts, but I endorse electronic payment. However since a few of my tenants are elderly they use the traditional method of personal checks. Ultimately I think it’s on a case-by-case basis — you can have one blanket way (electronic) and then be flexible for those who don’t use technology at all.
