Just closing the loop on this. I decided to go with a local CPA named Phillip Weickert because he was so highly recommended in our local REIA. I talked with him and feel very confident he is the best choice for us, seemed honest and quite competent in real estate tax/accounting

My CPA recently passed away, sadly. I need to find someone to handle tax returns on a few RE entities with 20-25 residential and 350 storage units in total. Can someone recommend an accountant who is a good value and competency level for this scale who specializes in real estate?

A self-storage facility I bought a few months back has a large billboard with a market rate of about $400-500/month, but the prior owner signed a contract that provided an easement to Lynd for a period of 10 years, starting in 2013, for only $130/month. 

I would like to renegotiate this with Lynd to something more reasonable, but I'm not sure if I have any leverage or means of getting out of a bad contract as a new owner. It was an asset sale so the contract would not implicate me, but the easement on the property itself doesn't seem like something I can take back. Let me know if anyone has experience negotiating inherited billboard agreements like this.

Hey everyone, I wanted to ask if anyone has experience applying for zoning variances for self storage? A partner and I own a warehouse in a small market that we're interested in converting to self storage, but it's in a "mixed commercial/residential" zoning part of town, and the only zoning classifications that are permitted to build self storage per their code are the purely commercial zones. This is my first time ever navigating zoning and building permitting, so I don't know how flexible or rigid these things are.

Given that the new self-storage facility would be a big improvement over the current vacant and dilapidated warehouse it seems like it would be in their best interest, but I've heard that the local government can be very strict including preventing expansion on another nearby self-storage facility by changing their zoning. We both have strong local ties and care about the town and genuinely want to do what's best for the community, and self storage appears the only thing feasible for development on the property except warehouse space. Can anyone provide insight on what to expect and how to maximize my chance of success here?

Hi everyone, I'm interested in starting a mastermind group of around 6 people who want to connect a couple times a month to share what we're working on and give each other ideas/advice. This is for people who already invest in real estate (must already have at least 5 units), not those who are interested but haven't started yet. Any ages, genders, careers, locations, etc are welcome! I will likely limit this to 5-8 people though, so first come first serve.

I haven't done this before, but I figure we'd have an hourlong call 2x a month to discuss mostly stuff we are working on or trying to solve and exchange ideas. If you'd like to join, then comment your city, career, and a brief description of your investments or goals below

Currently 22 with 13 SFHs, very inspiring to read someone so far ahead of me at 23! Congrats on finding such a great MHP deal, seems like a great asset.
