I work for a Community Development Financial Institution in KC and we focus a lot on the Northeast. It is a very diverse community with lots of character and lots of assets. It has historically been neglected by the city but that trend is changing. There are a lot of active neighborhood associations that are working to turn things around. I was on a real estate tour of the Northeast in November and there are a lot of great homes looking to be turned around. Generally, stay on the north side of Independence. There is more housing stock over there and it's probably going to be the part that turns around sooner.

I'm interested in the Historic Northeast section of KC. Lots of different types of buildings - newer and older, single family and multi-family. Lots of properties that can be gotten probably pretty cheap. I was on an investor's tour of the neighborhood this week and there are a lot of developments going on up there. 

Are you looking to invest in KC remotely and you need another set of eyes and ears on the ground here to help out? I can be of assistance. I was thinking that there are a lot of out-of-town investors looking at KC and there are probably a bunch of little tasks people need assistance with but are out of town investors and don't know anyone here to help out.  If that includes you and you want some video or photos taken of property you are looking at or you need something completed that requires a person on the ground, I can help with that.

I have a full-time day job so my weekdays are not good but I got my nights and weekends. Also, I work in the lending arena so I'm familiar with development and the real estate market here in KC.

I just recently moved to the Kansas City area and I'm looking to find an attorney in the region that has experience working with landlords, real estate investing, and creating LLCs for real estate investing. Any suggestions/referrals would be helpful. Thanks!

I just want to say thanks for posting this because this post touches on some things I have been thinking about lately.

I'm a person like you in that I can get bogged down in details and plans before taking the first step. Which is fine sometimes but other times I use it as a crutch to not jump in and try things out.

I've been thinking about trying to focus on the one thing that seems like the most important to get right and finding great deals seems like the place to focus on. Everything seems to stem from there. 

So, now all I have to worry about is finding great deals. Good luck.

I'm a big reader and recently I've been reading through a bunch of real estate and business books. One book that gets mentioned a lot on the podcast is The One Thing by Gary Keller. I picked it up last week and read it and I really enjoyed it. I thought it had a ton of great stuff in it.  

My question to the forum is if you read the book how are you applying some of the lessons he suggests doing? How are you using the ideas to help further your business or make changes in your personal life? 

I guess I'm interested because I want to get some examples of how people are actually implementing these ideas to help give me some ideas on where to start.

Any thoughts would be appreciated. Thanks.

This is really helpful. Great job. I know I would like a copy of this form. Keeping track of this type of information in an organized fashion is going to be really helpful.
