@Becky Lai I would recommend www.homeriverpm.com 
They offer to pay a percentage of the repairs and maintenance and I found that based on that policy they find the most cost effective vendors. I have 5 properties they manage and I am pretty happy with them

Hello,

I own 5 rental properties currently and would like to connect with other investors that have rentals 1-10 units and discuss ideas:

  • Just take a look at each other's deals and make assessments together (is this deal that I have good or bad type thing and why)
  • Make contact and maybe partner up on future deals
  • Trade contacts on good venders to use in the area

@Jay Hinrichs thanks for the reply. Still feels pretty unfair. I guess to your point they do not have to be fair. 

I contacted Bonneville County in Idaho to take a look at properties that the county took possession of due to unpaid taxes and tried to purchase those properties. They gave me a list of properties that no one made an offer on at the last tax deed sale. Made an offer on a piece of land then the county contacted people that owned land around it and accepted an offer from another party without giving me a chance to counter. 

I feel like I should take legal action as I was not given an opportunity to counter. Also them contacting the surrounding property owners really seems like they did not want me to purchase this property.

Our standard practice in all of these types of circumstances is to notify owners of property that is contiguous to the tax deeded parcel of the situation. Sometimes they respond, sometimes they do not. In this instance he did come into the office.

Why did I not have an opportunity to place a counter bid? I started the bid, they countered, why was I not given the opportunity to counter back?

“These circumstances” apply to those times when the county takes tax deed to a property that has no, or little value except as it would be associated with a parcel contiguous to it. Initially the county must offer it in a public setting, which this property was, being included in an auction; however we received no bids. After a parcel has been offered publicly but was not sold the county commissioners are at liberty to sell the property privately as they deem appropriate, precluding a bidding process. Just so you know, the buyers were not made aware of your bid amount. I hope that this answers your question.

This does answer my question but I am shocked. Why would anyone want to purchase a deed from the country when, as you put it, "the county commissioners are at liberty to sell the property privately as they deem appropriate, precluding a bidding process". I was not given a fair chance to bid on this property. I placed a bid, then you contacted another party and sold it to them without giving me a chance to counter their bid.

I will certainly not be placing any more bids with your county and I am guessing when word of this "policy" gets out no other investor will want to place bids.

Anyone have a good referral for a Tax Preparer for someone for their personal taxes and business. You guessed it Business is rental real estate.

I get that if you know the tenant or your the landlord and property manager but I am a property management company handling the tenant so I do not want to text and introduce a line of communication to the tenant. also given a tenant 12 filters and counting on them to place it somewhere and replace it when reminded my be asking alot. What do you think?

As for cards, that's a personal choice. Most businesses do not send cards to their customers. It may buy you some goodwill with a small percentage but for most, they could care less about you. They want a safe, clean, functional home for a fair price, to be treated honestly, responsive maintenance, good communication, and to be left alone.

Nathan thanks for the comment. I thought about buying a year's supply upfront (it would certainly be cheaper) but would you say that sending 2 filters every other month for example have a higher success rate of the tenant changing out the filters? I think so. Curious on your thought here.

If you own a rental property with the intention of collecting passive income indefinitely (of course who knows what the future holds) you should send your tenant:

  • New air filter (if you have a HVAC) every X months
    • Get the filter with the least amount resistance, meaning buy the “worst” quality one and send the replacement filters more often
    • The worse the filter the easier the fan has to work to circulate the air
    • High priced filters trap more “stuff” but require more power and wear and tear on your HVAC unit.
  • Pipe cleaner for the plumbing
  • Birthday card + Happy New Year card. You do business with your tenants right? Show that you care. https://www.handwrytten.com/ (hand written cards that are mailed out for you and are very affordable)

Oh and did I mention this will more likely keep your tenants with you long term :)

Tenants are paying you for renting …. so time. But the perceived value of getting new air filters and pipe plumbing cleaner is high. Not to mention this will benefit you in the long term for sure. Instead of hoping everything is going to go well and no major repairs or incidents are going to happen let get ahead of the problem and think about how to keep the property in good shape.
Again this is mainly a strategy for landlord that are going to hold on to their rental unit for the indefinite future
