My entire investing business is built around purchasing in Denison and it's neighboring town, Sherman. I think it's a fantastic place to invest, and values are skyrocketing. So many positives.

For one thing, they have started turning Highway 75 into an extension of Interstate 45, complete with frontage roads, and an interchange at Highway 82. The state believes in the growth of that area. You should too! And there are many other drivers to that area. Much more affordable than closer to Dallas. And Lake Texoma is a huge draw. 

Sherman and Denison are red hot. I do 90% of my investing in this area, and I live 60-70 miles away.

I have about 15 rental properties in Sherman and Denison, all fully rehabbed, and 3 of them have current values under 100k. It can be done. Lots have gone way up in value but are still only about $10k for the standard lots of 0.17 acres or so.

I live in Flower Mound but do 90% of my business in Sherman/Denison. I do wholesaling and fix-and-flip, but also have about 15 rental properties up that way. It's a really good opportunity area for investors who are getting swallowed by the sharks and deep pockets in Dallas.

I've been using RentRedi since January 1. I switched over from RentecDirect. It's easy to set up and use. Seems like a small company that is growing, so customer service is really good. Choosing landlord software is often about what kinds of features you need. RentecDirect had MORE than I needed, so why pay for it? I switched to RentRedi and I'm glad I did.

I do buy-and-hold in Denison, TX. East side of town has mostly smaller and older homes (early 20th century), with some newer construction sprinkled in. Some of the new construction is brick, but most isn't. The further west you go, the better the area. About 800 block and west of that is where it is best, depending on the street. But overall, there is a lot of rehabbing going on, so many areas are being upgraded. Generally a rehabbed house in that area is $100/foot.
