Post: How to find Turnkey Buyers

Hey all! So my company took a pivot in our wholesaling gig. We're still wholesaling, but we also want to do some turnkey stuff as well. My question is, besides going to non-real estate meet ups how can I connect with turnkey buyers? Any advice is appreciated in advance. Thanks!

Pete

Hey all! So I'm learning more and more in wholesaling that it's pretty much sales, and there's never-ending education. Regardless if you plan on being in it for a year or more, it's recommended that you have an accountability/coaching group where you can get questions answered and help people as well. Being in the industry for so long, and going through so many trainings, I'd like to create a virtual coaching sales meeting once a week for an hour. This will be mainly sales focused, NOT anything else related to wholesaling. How you talked to the seller, vs what they need, what your sales process is, and everything in between. I'm looking for a few people who are interested to get this going. Shoot me a dm. Thanks!

Got it! I'll give it a read. Thanks!! @Luke Carl

Hey all. So I have this close realtor friend bring me this deal and my current mentor is delaying his help in a not-helpful way.

I've never done an Airbnb before, and this one is long distance: Panama City Beach FL. It's a condo that rents on average 300/night (if my calculations are correct) and she's giving me a price reduction of 10k from 450k so new price 440k. Should I still pursue this? I was working with him by bringing the deal, letting me manage it, while he just puts down the DP. Idk. Anything helps! Thanks!

Quote from @John Underwood:

Ask seller if he will owner finance the down payment in the form of a 2nd mortgage.

I thought about that. I'll give it an ask because why not?

Quote from @Luke Carl:

Panama City beach and Miami are on opposite ends of a very large state.

Id forget about this deal and focus on your cash. It’s called investing and right now you have nothing to invest.

Live Dave Ramsey style for a couple of years while reading theses forums and listening to the BP podcast to educate yourself. That’s what I did and now I’m financially free at 42.
Good luck!

I think there's some wisdom there. I appreciate that. I've thought that for a while but my desire to push has gotten to me. Thanks!

Hey all So my buddy and I have this opportunity to buy a condo. It says Miami, but its really Panama City beach FL. It's 450k and brings in close to 300/night. Problem is I don't have a downpayment. I also need any insight on things to look out for in Panama City in terms of regulations and things I need to be aware of to stay in compliance with everything and everyone. If anyone has any tips, I would really appreciate it.

I have no idea. There's someone I'm sure who does know. Either way, worst case scenario, you can get it manufactured in China (will take a long time) but if you go to alibaba or aliexpress I'm sure if you message a reliable supplier they can make it for you.

@Jonathan Davis I’m definitely putting that and what @Allan Smith said on my Journal of MINS. Thanks guys it helps make the path forward a little more clear. And I got you @David Bilandzija!

@David Bilandzija OHHH That's good stuff. I'm saving that one. Appreciate the advice!
