I will be investing heavily in tax deed properties in Montgomery, AL. Properties will have been owned via tax deed for more than 3 years. How much would "quiet title" service typically cost and how long is the process? Any help is always highly appreciated.

I have not inherited a tenant before but I would have confirmed with the owner (or thru the wholesaler) what rents were paid and when to prorate. What about the security deposit, did you get it from the prior landlord? If not, does the tenant believe that you have and is responsible for the security deposit? If its a good tenant....keep property good and paying on time, then I would accommodate. I believe these conversations really should be had upfront especially if you plan to keep a tenant after purchase.

What do you want to do with your real estate business this year? Why?

  1. Add a minimum of 10 more rentals
  2. flip 2 more properties
  3. Do my first wholesale deal
  4. Do my first SUB2 deal ... almost completed one but it fell thru
  5. Establish a secondary rental market (Birmingham AL, Dothan AL, or Columbus GA)
  6. Get family more involved .... assisted my sister on her first flip in 2019
  7. Secure private money to fund most of my deals
  8. TTP ..... heavy focus in 2020

Why? My immediate goal is 30 properties cash flowing min $300/mo for a $100K/year passive income. I am currently at 4 rentals. Its the retirement plan and the change my family tree.

What are you going to do this year to move toward financial freedom? Why?

@Karam A Tascoe I see your profile says SC so are you an OOS investor? How did you choose that property in that part of Columbus, or did you just take a gamble? I'm currently investing in Montgomery, AL but really looking to add Columbus. I did boot camp at Fort Benning (another lifetime ago) and drove to the city on a recent trip to MGM. Are there any neighborhoods that you would recommend and ones to stay away from?

Purchased a 3/2 2450 Sqft foreclosure for $53K, rehab to a 4/2 for $30K, then got it appraised for $138K and its currently listed for $1200/mo rent.
