 I'm in the same boat as @Zahrah Madison when it comes to financing. I have a partner and we are actively looking for our first rehab/flip deal. I am located in South Florida (Broward and Dade counties). We are currently looking in Miramar, Pembroke Pines and a little in Miami. I would love for us to see if we can work together.

I'm a newbie but I think that if you're using an agent to sell your properties and the properties are listed professionally(open house, etc), then sold within a reasonable time of what you budgeted for, he/she earned the commission. You can always try selling your properties yourself which will definitely let you know if the 3% is worth it. I am currently using a friend of mine as my agent but will be networking with as many people as possible, including other agents.

Since I'm new to the investing market, he gave me his login credentials for narrpr.com so I can quickly see ARV for any property which should facilitate a quicker decision on my part. The site is AWESOME!

By the way, I thought the standard realtor commission was 6% or am I just a newbie?

I haven't flipped a house yet, but currently making offers and hoping to close something shortly. Thanks for the ideas in the post.

Hi guys, I am new to the real estate investing market here in South Florida but I'm very anxious to get that first investment flip under my belt. I would love to get to know other investors in the area.

By the way, @Eric Odum, I was listening to Dan Feinman on one of the podcast on your website and he mentioned something that very profound. He stated that he finds properties on the fringes(borderline) of communities. I LOVE THAT CONCEPT.
