I would like to target a specific niche such as the following: Evictions, divorces, Bankruptcies, ect. Does anyone know where I can get access to the lists in the Boston area?

Looking for help or to be pointed in the right direction. My brother, my wife and myself want to purchase a multi family in the next year or so. I have decent credit, my brother has great credit and my wife has terrible credit. Our three incomes combined would put us at around 200K maybe a little higher. My brother and I both have loans close to 100K and my wife has none. Realistically, do we have a chance at qualifying for an FHA loan within the next year?

I work and live in Boston Ma, I plan on investing in properties within the next year or so, however my biggest concern is that Boston, much like the rest of the country, is in a major building boom! Within the next year, they have projected that there will be 320,000 rental units hitting the market! I believe this is going to have a serious effect on rents. We are already seeing some of these new buildings offering crazy incentives to rent. I'm looking for advice as to whether or not getting into the market now is a good idea.
