I went to the KnoxREIA meeting yesterday and was impressed by the program! Always learning! I'd recommend any area investors attend a meeting to network and see what the area offers!

Hello Victor!  8 months is a long time!  I totally forgot about this thread! Should stay up on this more than I do!

The previous transactions were joint ventures providing additional funding to investors beyond the hard money loans that provide rehab costs. I have JV'd with investors in FL, CA, AZ, VA, and CO.

Funding amounts ranged from $30k to $80k and that was usually with 1 to 3 other partners in the JV.

I was debating on joining KnoxREIA but they didn't offer any guests for a few times before joining, like I had in FL.

Looking at multi-family properties.  How does one define just what makes a property a particular class. I realize it's a subjective decision, but could a section 8 be a class A or B for example?

I'm in Sevierville and am looking to joint venture with others for rehabs in the Knoxville area to share the profits. Have done about 5 gap funds over the past couple of years. Not full financing by any means, just gapping.

Have you looked at products like Nest that will also integrate with lighting, wifi, etc?

Good afternoon Len!

I'm really a newbie in investing.  I've gap funded about 5 properties to date over the last 2 years and recently aquired a duplex that is currently self managed and maintained.  We, my wife and I, have been looking off and on for possible flipsbut have not found anything to our liking as we'd like to find one that takes us slowly into the rehab process.

Don't really know if any of this helps you.  Also, I do continue to work locally at a cabinet shop that produces high quality items for the hotels and resorts in the area.
