In this new age, I feel like a digital rental application would be suitable than a paper copy.

Is there such software(s) that provide the service for landlords for very low cost or possibly free?

Just a curiosity, when you put up a FOR RENT yard sign, what information do you normally put? I have "FOR RENT", phone number, 3BR/2BA 1217 SQ Ft, I was wondering if you would put the monthly rent in there as well?

Anybody ever use cozy.co rent analysis? I've used rentometer and conducted my own personal research into a neighborhood and it was off. Wanted to give cozy.co a try but it's 19.99 for the report so wanted input.

@Stephan K. How do I go about determining the actual damage? Would a general contractor be able to determine the damage by tearing down the walls? etc?

After receiving a quote from a contractor to fix up the house, what steps do I need to take? Do I have to make a legal document on the agreed specifics? How is the payment work, I heard you pay a little up front, middle, then after it is all completed. How do I cover myself in the event the contractor does the work poorly or does not do the work at all (or not in a timely manner)? Any tips or advice would be great!

So just completed a home/termite inspection on a duplex, found termite residues (State of NC defines it as active termite infestation), there is minor noticeable damage on the shoe molding on the floor but no signs of wear and tear on the wall but I nor the inspector cannot tell without ripping apart the wall how bad the infestation is- the seller is willing to pay for a termite extermination but my concern is how much damage these termites have already done on the inside of my walls that I cannot see- is there a termite expert professional I can hire to inspect the home more in depth during my due diligence period or anyway for me to get a peace of mind for this matter?

@Miguelito Fernandez 

I did not know Navy Federal VA Loan does not provide loans for a Quad-plex? Do they only finance Duplex and Triplexes then? I wonder what the reason is?

@Miguelito Fernandez I was definitely leaning towards Navy federal. Let me know if you run into any trouble with Veterans United, I could not find a link to that info and saw it awhile ago so cannot find it.

@Jennifer Han Is he specialize nationally or just in NJ?
