There's a reason the price is right: It's in a bad area.

Michael, what are you selling it for, and what's the address? You can PM me if you want.

I can't speak for the WHOLE zip code, but the part of 63111 where I own (Pennsylvania and Walsh) is just crappy. Crappy street people constantly walking around, drug dealers, prostitutes, and crappy neighbors who stopped working with me trying to clean it up. I wish I had done more research before I bought the property. It does seem to be improving, but I'm not holding out any hope. Since the real estate market is so hot now, I'm entertaining offers to sell it. I'd be open to it if it was $90K or so.

I own a duplex in 63111 I'm currently rehabbing. I'll never buy in this zip code again.

Lol you're not going to find a mentor by just asking for a mentor. It's a much more organic process. Why should anyone be your mentor anyway? What do you have to offer?

Good luck! I've been looking for months, and still haven't found a good one. No joke when they say finding a good contractor is like finding a needle in a haystack. Even that is probably more likely!

I would definitely consult with a lawyer on this. Make sure any advice you get is from a certified legal professional.

@William Jenkins: Not necessarily. I just did a Hotwire and Booking search with my proposed dates of 5/22-5/29, and the prices were essentially the same for good hotels in the area I usually stay in. I think you were overlooking the ridiculous 17% tax they levy on online accommodations through those portals after all is said and done. Great way to promote tourism in the Lou no? I think Vegas' resort tax is less!

Airbnb, however, had decent places that were $100-$200 total less during that period, in the same general area, even after cleaning fees, taxes, etc. Plus Airbnbs usually have more character than your typical hotel room. Believe you me, I do my research before I book accommodation.

There was one time when I came in that the Hilton downtown had a freak deal for a weeklong stay, but that was only once. Airbnb is definitely where I usually go when I come to St. Louis.
