@Charlie MacPherson Thanks I thought it was probably freight. That rumble is what I was wondering about. Do you see the rentals becoming vacant a lot around the tracks? Do sellers have a harder time finding buyers? Thanks for your input.

@Theresa Harris Thanks, I was hoping for local insight about the trains up there. Seems to be a lot of mls listings right along side the tracks in Fairfield and Waterville, ME. Probably harder to keep tenants in there if its disturbingly loud too often. I plan on checking it out myself when I'm in the area.

I'm new to the Waterville area of Maine. I'm wondering about the train lines in the area, which ones are active? Does the one running down through Waterville affect living there much? What's the frequency?

@Leon Foree Was any of the rent towards the balance of the option? Show him a copy of the signed agreement and explain that the "rent" was rent and that only a portion went towards the balance of the purchase price. It's a conversation that might not go over well but needs to be done.

The owner most likely is in an exclusive contract with the agent so including them will be a necessity, but in my opinion you can make a deal with the owner you just have make sure that you factor in comission for the brokerage. If he has a copy of the agreement, check that for exclusivity and commission rates. If you and the brokerage have no connection and the listing is expiring you might be able to wait  till then. I'm not sure the legitimacy of that though.

@Rosemary Olavarria according to BP insights New Haven has the best rent to price (cash flow) in the state. There's a lot of variables to consider when looking where to invest and live. I think you can buy in many different parts of the state and still have cash flow, just gotta run the numbers and make sure it works.

I'm in the same boat as you. I've done a lot educational listening, reading, watching and am ready to get some more properties. From what I've learned, I think good lead generation is key. Where are the deals? How can we get in front of them? I work full time as well and I just started the classes to become an agent, but even as an agent you want listings which means you need deals. Wholesale you need a lot of deals coming your way same with sub-to because a lot of those aren't going to pan out. Buy and hold or fix n flip you want below market deals. There are deals on the mls but competition is a lot larger. So in conclusion,  in my opinion I/we need to get good leads and get in front of those leads and help them with their problems.

@Account Closed I agree, I hope I don't have to go that far. In CT the fire marshall doesn't have laws for 2 family only 3 family and up. I contacted the building inspector last week but I haven't heard back from him. The city hall is still closed to foot traffic due to Covid. Its partially my fault for not being on top of it from the beginning. I did not train them well as tenants. This is my first rental property, and definitely a learning experience. They are decent tenants being pretty quiet and always pay on time or within a couple days,  there accumulation of crap and cleanliness are my only complaints.
