I'm afraid the deal for the 9-unit fell through, so I never had to actually execute on the sub-metering. Sorry I don't have better info for you!

Does anyone have a good recommendation (or offering!) for a general contractor and/or home inspector who can service Salisbury, Maryland? I'm just about under contract on a 9-unit building that is very old and want to ensure a thorough due diligence. I'm also looking to do asbestos, termite, and a Phase One as a part of the inspection period. Any help is much appreciated.

I could have sworn I heard on a BP podcast episode that there is a device (or devices) you can attach to existing plumbing that effectively individually meters each unit of a multifamily property without actually separating and metering each unit, but I can't remember what it's called. Does anyone in the forums know what I'm talking about?

I'm just wrapping up negotiations on a 9-unit and would love to be able to install these to individually meter each unit. Any help would be much appreciated!

I do this manually now - use Zillow and Xome for rough ARV estimates and price data, combined with rent data from Rentometer. I haven't looked into it yet, but does anyone know if Rentometer has an API one could use to harvest the data automatically?

Congrats, @Dan Falcon! Sounds like a nearly perfect BRRRR!

I'm most amazed by your rehab costs. Looks like you completely redid the kitchen (cabinets, counter, appliances, flooring), and paint and carpet in all the bedrooms for under $20k. Any work done in bathrooms?

I've been looking for a BRRRR deal in Richmond and working with a flipper coach to help me estimate costs and I've been finding even doing the basics winds up being over $40k with all the little things that need to be taken care of.

@Kevin Keck, I was just thinking about writing algorithm descriptions for some API-sourced programs to 1) analyze one or many specific properties, and 2) analyze a market to determine suitability for rental/BRRRR. I'm also not a programmer so I was planning to hire someone online to turn my descriptions into actual code. I'm also trying to figure out if mixnode (https://www.mixnode.com) could be used to glean some good info from sites that might not have an API for the data I want.

PM me if you have any interest in trying to collaborate on a program, and either way I'd also be very interested in your zillow API program if you're willing to share!
