The best tip I can give is to remember that the questions on the exam are designed to trick you. They add a word or twist a phrase so it seems you're answering the question correctly when in fact you are not. Take your time and read every word carefully when taking the test.

The book Sold by David Greene is great for starting off. It breaks down what to do when you're a beginner and having to supplement your income with other jobs.

As long as the utilities are in their name and not yours then they should be responsible for the unpaid balance. I make sure they transfer the utilities into their name within their first 7 days of their lease. I've had tenants move out with an overdue balance with the local utility company. The new tenant had to show their lease to prove they now live there in order to transfer it into their name. The past due balance was still owed by the previous tenant and I was never contacted by the company.

I'm curious on the approximate cost to install a wall and door in a hallway/entrance way. The door would be standard and the wall would be around 10ft across and 7ft high. I don't have a 'go to' contractor to call and ask. Any price range would be very helpful! Thank you.

If they meet your criteria then I say take them. I base the income criteria on gross. These applicants also have excellent credit, and if they’re backgrounds and landlord references look good then they should be good tenants.

I have an investor I'm working with to help locate a property to use the BRRRR method. He has hard money financing lined up. However he's looking into doing conventional financing as a secondary option. I've spoken to a few lenders and they are saying he will have to put 25% down as a non-owner occupant. I always thought that you could do a 20% down payment in this situation. Can anyone provide any insight?

The housing market has continued to stay strong in 2020. With historically low interest rates driving demand and low levels of inventory I do not see it crashing anytime soon.
