Thanks for all the input. That is my leaning as well, that I'd rather provide them than have my property go up in flames!

I am a new landlord and my tenants asked if the home had a fire extinguisher, which it does not. I've read that providing one could be a liability if it didn't work. Not having one in the home also seems to be a liability. I'm wondering what others do?

Thanks Johathan. I'm coming to the same conclusion. I just need to find a way to begin meeting and networking with others and the local REI meetups seem to be a good place to start

Thanks for the input. Are there any that are legit? I feel like I have a sense of my local market and have an idea of both the ARV and rehab costs. Just hoping to find some avenue into the "off market house" without having to find all the connections or do the direct mailing myself.

How does one go about finding a wholesaler to buy a property from? I'm a new part time investor and am intrigued by wholesaling but don't have the time currently to put in to it. I wondered if purchasing from a wholesaler rather than the MLS might be a better way to go for getting a good deal for a next property. Does anyone have experience finding and buying from a wholesaler. Thanks.

I'm just getting started having bought my 1st property off the MLS which I rehabbed and rented. I recently listened to a BP podcast on wholesaling and I'm curious if investors use wholesalers to find their properties for better deals than the MLS? if so, how does one find one who is reputable?
