I have a colleague that's been investing in the Tacoma market for single family homes to buy and hold for the past 10 years. I've just started this year and am finding the MLS increasingly difficult to find anything that pencils out for a long term rental. Even forclosure auctions don't seem dramatically better. Anyone having luck finding deals elsewhere? or something they might want to partner on?

Do you have any rentals? If so, how long does it typically take to get them rented? I'm also interested in more details about your wholesale offer.

I'm an investor in Tacoma, WA but have some friends moving to Spokane and considering buying a home to rent. I wondered if anyone has experience with the rental market there? How easy is it to rent a home? I know in Tacoma right now they are renting quickly. A quick craigslist search for Spokane suggested a 3/1 might rent for $800-1000 but it seemed to me there is a lot of inventory.

Why do you avoid east Tacoma Justin? Do you think it's not as strong of a neighborhood as south?

Thanks Terence - probably much lighter work than it looks like your company does. Just an all round person that can do cabinet installs and other finish carpentry and maybe light plumbing and electrical?

Thanks Tom V. - I did just that on my walk through with the tenants. Thanks!

I'm looking for a contractor in Tacoma, WA that can do a little of everything to help me do light to moderate rehabs on single family homes that I'm purchasing. Looking for any recommendations.
