I've got a property I own free and clear but I'm having trouble getting financing for to do the repairs due to the fact that I'm self-employed. Does anybody have any advice on finding the right hard money lender or anything outside traditional institutions? It's not a property I plan on Flipping but simply doing the brrr strategy

Thanks Joe, I didn't realize Zillow  did anything like that but I'll check them out.  Regardless if a potential tenant decides not to or to go ahead and pay the fee, if they get the apartment I always deduct it from their first month's rent. Just thought I'd ask if anybody uses a different website because people who have wanted to fill out an application have been complaining lately at least a couple of times about the fee which I guess should tell me something about whether they'd qualify or not, lol

Hey bp,

I've used  mysmartmove.com  for tenant screening the last 4 years .  Although  I  always pass the  application fee to the potential tenant,  since I've used them  last their prices have increased by double almost. Does anybody have any other recommendations for tenant screening that's a bit more affordable?

Lead-base paints never really bother me unless they're chipping or peeling at which point I simply prep the area scrape any loose chips from the surface while keeping the area well ventilated, clean up any debris, primer over it once that's done and cover with paint...problem solved. I always highly recommend removing any lead pipes in a home or building and replacing with PEX or copper.

As far as asbestos which is usually insulating pipes or old duct work ( very rarely have I seen it in walls or in attics for insulation) I usually just leave it alone and not disturb it unless being told by someone to at which point I take the same steps as I do with lead

That would make a really cool first investment purchase! Are the units in rentable condition  right off the back  or would they require any major attention before being able to rent? Also curious if you've already had a title company run a check on the place?

A 2 to fourplex is an awesome choice for a first time investment. Great because as long as it's 4 units or under, it qualifies as residential thereby making financing for it easier than if it was commercial. I also think it's a good idea because it's not too much when first getting your feet wet in the real estate investing business. Just make sure he run your numbers correctly before purchasing so that you know whatever it is you will purchase can cash flow after all expenses
