Post: Finding a Realtor for the right Price

So I'm just starting to get phone calls in my market area where I'm looking to wholesale in. The first few weren't promising, but recieved one yesterday that might be a possibility. I live in Fort Wayne IN and my county has a assessors website that shows similar sold properties that show up in the market area of the property you're searching. The problem is that most the sold comps are over a year old due to the fact that the website is updated only a few times per year. I'm going to start calling realtors today to find out if any are willing to do more recently sold cash comps for me, and my question is how do I go about doing that? I have no problem paying a finders or assistance commission, but what should that commission be should realtor agree to help? All together, how should I approach the realtor and what should I offer price wise?

Awesome, thanks @Kelly P. For the info. I imagine your mailing list criteria stayed the same on who u were mailing too after the switch still?

@kelly P. When you say you used postcardmania for sometime before changing the postcard to a plain yellow ones, how long did u mail exactly before changing to yellow, and after u changed the color, was that still using the postcardmania site? Also did u change the message on the postcards, and if so would u have a problem with sharing what it is u wrote on them? I appreciate the comment

Hi BP members, I'm new to REI and have recently in the last month started marketing for sellers by using craigslist and bandit signs. After researching other avenues, I've realized that direct mailing seems to be the best approach when it comes to finding the deals. I'm going to continue the ads on craigslist and the bandit signs, but also want to incorperate direct mailing into my marketing campaign. My question is what is the best direct mailing website for the money? As you can imagine cash is tight and I'm working with a budget ($200 per month). I'm just trying to get the biggest bang for my buck and figured other investors have had to jump over the same hurdles when they were starting out, and might know of a more economically friendly direct mailing website? I appreciate any and all advice

So I've come accross a gentleman who has recently gone through a divorce and after the fact owns 2 houses because of it (the one they lived in together and the one he moved into after the fact). The house he wants to get rid of is in his name, only has a first mortgage, no outstanding liens or second mortgage, and is in good shape minus new carpet and some paint inside (outside is in good shape). The owner already told me he's not interested in making any sort of profit on it, he just wants to get rid of it while paying off the mortgage ($79, 000). My intention was to wholesale it until I pulled some comps and found that the retail value would be right around $90,000. My question is, might there be any options if I were to market it to a buy and hold investor since there is such low equity in the property, and if so how would I market it or set the whole thing up, and of course how could I make a profit on the deal if that's even a possibility?

Thanks guys for the good info. My wife was just telling me a few weeks ago that she thought it might be a good idea for one of us to get our realtors license Bryan L, so maybe we'll take some initiative on that in the near furture.

Hi there, so I've just started putting ads on Craigslist advertising that I buy houses in the Fort Wayne Indiana area. In the last 24 hours I received two phone calls from people who are wanting to sell their property. During the conversation I asked all the necessary questions and got the important information regarding the individual and their property, what the problem I'm having now is that I'm having a tough time finding accurate comps for the properties. I've looked at my county assessors site and am having no luck finding recent comps. My question now is how do I find investor friendly Realtors who would be willing to work with me on finding comps, and more specificly how do I approach them and what should be said it n my my end? Any help right now would be greatly appreciated.
