four in four years.  One was good but became bad as the got more business. One should be a mental patient, one was caught lying to me.   One is good, honest and constant but doesn't work in all my area codes.   I am transferring some stuff into a larger PM right now.   

  I think when working with PM's you need to be able to keep an eye out for when things start going poorly, and move quickly.   I have really learned a lot the last few years and think I have learned how to spot when the PM production is getting poor and bail out quickly.

I have had 4 property Managers in Rochester (going on 5), 3 have been bad.   There are a lot of rentals so there are a lot of PM's.

I agree Jay, I have a friend/business associate who is a Lawyer who will help me, otherwise I would think twice about getting a lawyer.  I am however going to do my best to let the state know how corrupt this guys is.

Hello all,

So over the last three months I have been getting inflated bills and strange answers or no answers while trying to get to the bottom of it. I demanded a receipt for appliances that were put in and I got two receipts that looked strange. It didn't have a phone number, I couldn't find the company on google, and when I went to the address is was a residential house.

I had a 40 min conversation with the head of maintenance he admitted that the owner/boss has been deceitful and inflating prices.

I am ready to call my lawyers, any advice?

Hello All, 

I have a friend with an interesting situation.  His father owned two pieces of land, one with a very nice house on it and then the wooded land behind it.   As a gift he deeded the wooded land behind his house to his son.   Based on what the neighbors have done, the land can be developed if either an easement is granted or part of the developed property is deeded to allow access.    

Unfortunately the Dad is behind in his mortgage and is at risk of foreclosure.   Is there a way to secure access to the developed land before his dad loses the property?  Will all actions be blocked by the bank?

I used Island Federal Credit Union for a property I own in Rochester NY. I did a HELOC, they were fast, fair, and quick.

@Shelia McGee,  The deed you have doesn't come with any warrantees.   Since the county was the last owner you are fine, but when you want to sell the property or get a mortgage you will need to pay a title company to do the appropriate research.   It takes up to 45 days.
