Hey Guys,   

            I am a Local Long Island Realtor/Investor  I am hosting a charity poker event in the community.  The charity benefits active duty service members and their families.     There will be investors, military, Realtors, and regular folks there.    We would love players and sponsors from the bigger pokers community.  

So if you know anyone who wants to do some good and get their business out there ill be on the mic promoting all the sponsors all night. My goal is to get business for every one of my sponsors. Please Im building a player email database to email people with the list of sponsors after the event so they know how to get in contact with them and use people to helped the cause.

I am a Realtor on Long Island, I have a client who I help bid on two flips and won both. One of them is a HUD property that he would like to wholesale to another investor that I lined him up with. This is actually my first HUD deal and that process was a pain in itself. Does anyone have any advice that I could share with my client on the chances and the process of transferring the contract?

   I have a Gov backed company who needs seven 3/3 duplexes in Queens & Brooklyn.  

We can't use the MLS because it takes 6 months to close(lots of bureaucratic paperwork on our side). But while you are waiting we can fill the houses with tenants and pay you rent while you wait for closing.

Rental figures reflect the market value of the rent. Currently only the upstairs is rented at under market rent.  The tenant is leaving this week and we will be able to take more then just the front photos.   I am happy to go there and take video or photos for you if your interested.  This could give you a leg up on the market before all the photos are posted.     Currently it is COed as a single family but can be converted with an expediter.
