I know buidium and probably other management softwares will post vacancies on a lot of sites.   Is there something out there that will do that on its own?  I don't need a full management software.

It is possible in the long run that the surrounding areas will become wealthy areas as well.  I grew up in Astoria Queens, a city outside of Manhattan that has seen a lot of spill over affect from Manhattan.  As the downtown population grows there will be a lot of sub groups of wealth growth like we see in NY.

Al Neal has it right.  Best thing to do is to find someone on the ground that can inspect the house.   There is an auction coming up,  best thing to do is make sure the house is occupied.  Even if they are squatters you have a good chance that there is copper in the walls.   New Home Depot kitchens and sanding and staining the hardwood floors can go a long way.     There has been a lot of improvements in Detroit, if you find a block that has a lot of rehabbed houses you have a good chance to succeed.    Good luck

Hello Guys, 

So I have a tenant that receives Local City DSS Payments for rent.  Her payments were recently reduced from 90% of the rent to about 40% of the rent.   She recently qualified for section 8 and I will actually be raising her rent on the next lease from $750 to $850.  

That $850 will be completely paid for by section 8 but I have the feeling she is going to try to stiff me on the cash she owes me from her portion of last months rent.    

Do I evict her or suck it up for the the payments that I know I will receive?    I know if I evict her I will lose the money she owes me anyway?  I feel like she has me by the onions on this one.

Hello Guys, 

I was able to buy tenant default insurance for a while for Aon Insurance.  They seem to be out of business.  Anyone else out there that offers it?
