My property manager uses buildup, its pretty good but the user can get lazy with it and not have all the details show u where ether belong.    I haven't used the other one.

         We have several properties that are already acquired or have targeted that we need need partners to help with renovation costs.   This includes 7640 LaSalle Blvd-  a 10 bedroom, 6 bath, 3 car garage home that will needs $250,000 to renovate and will resell for $700,000-$850,000- 

We can offer a 20% loan with negotiable monthly payments while the loan is outstanding and an equity position in the profits.

Will do @Brandon Turner .     I agree with you, anytime I am on the market place I want to see three things. 

1. A picture-  Show yourself 

2. A profile describing the person offering the deal.

3.  A lot of posts in your history.   I want to know you have a history here and something to lose here if you don't do the right thing by other investors on here.

@Ned Carey   That is along the lines with what I was thinking.   However I wonder if he did say- "sell to me directly and save the commission" and I am assigned the contract am I also assigned the liability for the interference? 

@Darrin Carey  I thought so, however I think the realtor I wanted to use in the area has a bad taste in her mouth for me for being associated with the move. 

@Phillip Dwyer I don't know.  I only found out about the go around today, I haven't seen the contract yet.

Hello All, 

The seller signed an agreement with an agent, then he decided to sign a deal with the wholeseller.  There is a signed agreement but the house is still on the market so I guess the agent doesn't know.     

What could happen here, and will it affect me being assigned the contract?

Hello All, 

If I have private lenders who have never done a hard money loan but is willing to loan me money what contract should I use?  Promissory note?

Anyone have an option on Vacation Rentals? My guess is that they are not as profitable as a more standard buy and hold areas. 

Anyone here specialize in this kind of market?
