GOOD QUESTION , I HAVE PONDERED THIS ON MANY OCCASIONS . I THINK YOU HAVE TO TRY AND DECIDE BASED ON THE CONDITION OF HIS BUILDINGS ( HOW MANY CALLS YOU WILL GET ) I HAVE THOUGHT A FIXED AMOUNT A MONTH , AND THEN SO MUCH AN HOUR FOOR GENERAL MAINT. AND EXTRA FOR THE ELECTRIC, NAT GAS AND PLUMBING STUFF . I GUESS YOU WOULD NEED TO MARK UP THE MAINTENANCE COST BY X AMOUNT .

JUST AN IDEA .

i am in burlington , but vermont :) i was going  to mention harvey as well , i like the quality better than the home depot for basically same price . home depot basic  is not bad for entry level flip or rental .

i have been on realty shares for about a year , so far so good . i have got all payments on time , some loans paid back in full and reinvested again . its a bit trickier on my taxes , but thats what accountants are for :)

I LOVE THE CHALLENGE OF PLACES LIKE THIS . i think once you do a few they are easier and you won't feel grossed out . the mold being a different issue , i can deal with the filth , a sledge , sawmill , and extra muscle . i am sure you mad good money though :)

i have sold a few buildings in burlington and held a second mortgage on two and a first on two others . 

i also purchased a 5 unit ; with owner holding a first for us , cuz she didn't want to lose the income , but we did put a chunk down . 

as a seller , i am looking for a good credit score and maybe 10% down and then maybe i would hold  a second of 10% or 15% . you will need to find a bank that will allow this , if its done on the low down without telling the bank, its bank fraud !   i have done it with a few deals , getting commercial financing , the bank knows , then later on you refi with a conventional ( 4 or less units )

i have one now i am consider selling in winooski  (with a second mortgage of some type to help )  ,

are any of you vermonter 's going to the real estate meeting tonight ? its at the century 21 jack office in so burlington . this will be my first meeting :)
