if it were me , i would be putting up my hard cash ( more at risk ) and would expect you to do same amount of work . i have a partner on a number of places and sometimes i put up all the cash , till he sells or refi's .... he realizes that he sometimes he does a bit more ( i am gone about 30-40% of winter ) thats how most deals i know of work , but that does't mean its that way 100% , just my two cents :)

good luck , i would go for it , you could never pay for the experience you will be getting , i am sure of that .

not sure if this is a success story yet , hahaha . this is another hoarder house i purchased , the estate said it had 30,000 books in it , but after donating almost 14,000 we have not made a dent . i did get a nice donation write off though . found an 1653 religious book , maybe 15-20 old bibles from 1800's , about 200 Luis La'mour , and too many ufo books to count ( literally 8,000 or more ) also had to throw out 4,000 vhs tapes , nobody wanted them . I have emptied 2 of the 3 bedrooms , garage, one small shed so far .

i am overseas in thailand now , so i will look for more pics when back home . it came out beautiful , i almost wanted to move in :) it ended up taking us about 8-9 months because we were finishing another flip and also had many apartment turnovers ( college rentals ) it was a blast ,most everyone told me " you are nuts " hahahaha

i never used to try the merchants bank before because i thought they were high , but i now have used them on the last 3-4 deals . call leo  cruickshank ( spelling ) i know if under assessed by a good amount they are very good .

i wanted to post a few photos about a flip we did ( i hope i can find more ) . it was a vacant home that the owners went to a nursing home and had not lived in it for about 5 years . things got pretty out of hand , we ended up with seven 30yd dumpsters of crap ; unfortunately i listened to stories from neighbors that it was filled with treasures , and i found 1 the first day :(  i found meat from 1978 in the basement freezer ; luckily the unit kept working ! when we thought we were close to emptying we found under the porch full too , hahaha . it never ended . found some photos from nazi germany, bayonet's , hitler stamps...... also they started a rock and minerals club and we hauled about 3 tons of stones too . i guess it all worked out , because i now have another hoarder house with over 50,000 books ! the oldest so for from 1658 :)
