@Matt Millard It's a positive for us until the music stops and whole system collapses. When the free money runs out and gets replaced with hard money we'll see a collapse of prices. How far out that is nobody knows.

She abandoned the property which terminates the lease automatically. Re-rent it immediately to a better tenant. Keep the security deposit as damages for breach of contract and move on.

@Corey Kenney no matter what anyone says, yes, it will be a deal breaker for some people so expect a longer time to sell and lower resale value. I've seen it happen in my town.

@Tandi H. Absolutely deduct the damage they caused from their deposit and send them an invoice for the rest (if damage is over $700). If they file in small claims court file a counterclaim for any unpaid damages and subrogate your attorney fees if your state allows.

It's better to get a conventional loan in your name then transfer the deed to your LLC. Otherwise you are looking at a commercial lone which will be a 5-10 year with a balloon at 5.5-6.5%.

Not a problem in my opinion. Assuming it's not a disqualified person, your SDIRA LLC can partner with any LLC, doesn't matter if the other LLC is also a SDIRA LLC or not.

Permits are irrelevant to a rental contract. If you sell you have to disclose lack of permits but it doesn't prevent a sale.

Also be sure to look at the astronomical property taxes in the county.

I hope you live in Baltimore and are familiar with the type of renter you're going to be renting to. It will be a major headache to manage.

This guy is in the business of making add revenue off YouTube, not the real estate business. He doesn't know what he's talking about. Lower sales volume results from lower inventory which results from rising prices. If sales volume started increasing I'd be getting worried about a slowdown.
