@Jon Klaus the answer to that question could fill a book :) most of my 20's were spent trying to recover. It was a brain surgery that erased most of my cognitive and physical functions. I've been asked about what I was doing during 9/11, I honestly don't know and I didn't learn about what happen until many years later. My first goal was to walk and the neighbors had some horses that didn't have water, so I made it my mission to get them water. The nearest water was about 600 ft away and since I could barely function it took a lot of trips back and forth, through this i gained strength and taught myself how to walk. During this time the people that I was staying with stole what was left of my identity and ran up some credit card debt, so I was forced to move from their house. Long story short I moved in with my grandmother and started rebuilding my life. Many years later I became an overnight success ha. Not the end :)

It's my opinion that your first property shouldn't have major unknowns. There's a million different ways to get your feet wet, besides buying an oil tanker, (Pardon the pun).

Steven McPherson I started with less than nothing twice. The first was growing up in the ghettos with only a single mom as a parent. Not much to eat, utilities constantly being cut off, ect... I battled through that and put my self in a position to win. Then at 21 I had a major surgery that left me unable to walk, nearly blind, deaf in one ear, a facial paralysis and medical bills that exceeded 600k. At this point I was broke, homeless, disabled, terrible credit, ect... Now through the grace of God and hard work, I own multiple properties(some paid off), I have plenty of money, I'm able to function again, life is good!!

Johnny Le that term could mean several things. I was looking at a house that had similar phrasing and after talking to the neighbor I discovered that the city didn't service that far down, so it was on a community well that had major issues. The cost for the city to bring the water on down was $10,500!! The rest of the phrase made sense when I walked into the house and discovered the floors all buckled due to water lines erupting under the floor.

I placed an offer of $55,100 on a bank foreclosure and my realtor called back the same day and asked if I wanted to increase my offer due to multiple offers from others. I then increased my offer to 57,200 and then my realtor called me today, gave me the same spill and asked if I wanted to increase my offer, to which I said no. The initial asking price is $59,900, so I'm not far off, but I'm wondering if I'm being played. I trust my realtor, but he's not the listing agent. Any insight into this matter would be appreciated.

Martino Romeo your missing getting shot, stabbed, mugged, beat up, ect... I drive a three hour trip everyday to work, just to avoid living in Memphis. Memphis has some nicer areas, but you risk life and limb to get there. And yes I own a lot of rentals and I'm very experienced.

Wow! This is the danger of reading people's "success" stories. In real estate you hear of the success stories, but rarely the failures. I hear about people buying 50 unit complexes that have never owned, or managed a unit. Sadily this guy is not only clueless, but is also risking the lives of his family.

When your broke, the best place to go is work-dave Ramsey. I second the other two commenters advice.
