James Cloman credit karma has a simulator tool, you can make some adjustments and see how it affects your score. It should give you an ideal on what you can do to raise it.

I was recently told by my financial advisor that retirement accounts are lawsuit proof, does the same apply for a self directed account that is invested in real estate, or will the type of investment open you up to litigation?

There's a place in Mississippi called the crossroads........ Jk I was in your same position financially, but I established a relationship with a local banker at a community bank. My first loan was small and once I proved worthy it increased and became easier. Be careful though because your in a vulnerable state and its easy for people to take advantage of you. An example: you state that you would give away 50% of your business and yet your doing all the work, would you also do that with your glass business? I wouldn't. Good luck

If you pay cash and your strategy changes you can always take out a loan :) everyone is riding high right now because the market is booming, but your right to remember 2008. You can't put a price on peace of mind and if your worried about payments, leverage, tenants, problems, then you give up your peace. I don't worry about my paid off real estate, but I do stress over my mortgaged ones.

Perhaps it's your presentation, try recording yourself while you present the houses. You might try offering a move in bonus. If you have any of their numbers ask them why they chose not to apply. Good luck

Jeff Rabinowitz I would advise you to start small and with minimal debt. "Professionals" will advice you to leverage the funds, but I would exercise caution with this strategy unless your very experienced as an investor. I would encourage you to purchase properties with cash, learn the craft and later if you want use leverage. I've known many that grew to quick and now their out of business. Best of luck to you!!

Orlo Flock What if she lives to be a 120? Do you want to be married to a 93 yr old woman? What if you want to sale, move, or take the first no return trip to Mars? Bottom line is your tied down to this situation until death do you part. I wouldn't let my hunger to be in real estate to hold me hostage, there's to many good deals out there to get trapped into this one. Run forest!!

I am needing to replace the roof on a rental and I'm contemplating going with metal. The expense for me is about the same as conventional, but I'm concerned about longevity. This is in Arkansas and we have storms, which include hail, damaging winds, sleet, layers of ice and snow. The options are architectural shingles and metal roofing. Your experience is appreciated and please tag me in the comment as I'm on a phone and don't get notified. Thanks
