@Doug Barnett the house is up to code and would pass a sect 8 inspection.  with sect 8 in my state, there is like a 10 year waiting list. she wouldnt get it any time soon. 

@Jeremy Hawkinson it would be a $900 swing if i  increased the other units and left hers alone.  So i do have some leeway just not as profitable like you said.  I knew the numbers going in, i just didnt know the occupants until the very end.

i am pretty sure they have a site. i have used it in the past i will see if i can locate it

@Michael Belmore we have had a couple of conversations since yesterday. I informed her of some state programs she may be eligible for and if she needed help applying online i can assist her. this morning she told me to hold off on looking at the programs. she is indecisive if she wants to downsize to a smaller place or move with her daughter who is battling cancer. worse case scenario i would leave her rent close to what it is. I can manage with her unit below market. on top of that i have about 6 units elsewhere with expired leases that can pick up the slack once the pandemic is over.

@Jon Rivera i am leaning towards $900 instead of $1050

@Mary M. i definitely am going to try to work with her. i spoke with her about 2 hours ago and did some research earlier and she seems eligible for a utility subsidy and food stamps.

@Karen F. here is the kicker. i spoke to her about an hour ago about the proposed increase and affordability and she is talking about possibly taking care of her 50 year old daughter with cancer.  her health seems ok but because of this pandemic and her age, she doesnt leave the house. she has a few children but she seems real guarded when i mention them. 

@Michael Wong i am leaning in that direction especially since my attorney stated it wouldn't be housing discrimination. giving her the least increase.

@Luis Rivera i dont think paying a property management company to price out an 85 year old would make me feel any better. the price i would pay a property management company i could give her in savings.  i self manage my properties and even though i am a W2 worker, i like self managing.
