@Wenner Nunes you should do some research and see why the taxes are so low.  I know you don't want to shoot yourself in the foot by asking the wrong person but if it is an error or someone has not gotten around to updating it, they will put those taxes on the house eventually.  It happened to me once. They tagged $7300 from the prior year.

like @Roland Widmann stated. its not unusual for a charity to ask for a W-9.  Put a security freeze on your ss# for extra protection.

Sometimes having bad tenants is what makes the deal good.  The prior owner maybe tired/frustrated and just wants to get rid of the house. If the deal is good enough, i would inherit the tenants and get rid of them one at a time. especially in this cold winter. let them pay the heating bill for another month..lol

Sect 8 is in pretty much every town in NJ.. even places like Princeton.. with that said, look into places like Rahway whose taxes are not bad and crime low.

for non payment of rent, it usually takes about two months from start to finish.  you have to pay a filing fee usually around $55 and for the lockout notice and lockout ( around $130).  The county court will have the exact fees. Just contact the landlord tenant division.  

it gets more complicated when you are dealing with multi-families that you do not intend to occupy.  The best thing is to have the seller give you the property vacant.  It should be easier for them to get rid of the tenant because it is a sale.

Tenant moved out first of the year and cut off their gas. Their furnace kept the laundry room heated. The pipes in the laundry room froze.  Had to cut off the gas company lock to get heat in the laundry room.  The gas company gave me a verbal reprimand for cutting off their lock...lol

here are pictures from my section 8 tenant's apartment that moved out 1/1/18  and has been in the unit since 8/1/11.. it was a family of 6 in a 5 bedroom 4 bathroom apartment.
