I also invest in Louisville, KY and in Salt Lake City, Utah. I'm pretty active on Instagram, sharing the beginner investor process and what we're learning along the way so that other beginners have a better idea of what to expect...Would love to connect on here or there! 

Could you partner with someone and find a way to make it work like that? It might also be helpful to talk with a lender directly to explore your options... My lender in Louisville is Nick Ellis. He's also an investor and full of advice.

All our homes are from the 1900s. A lot of 3/4 plexes seem to be from that time since those houses were so big. Plumbing has been the biggest issue for us but we generally replace a lot of it when we do updates to the kitchens and bathrooms. There's a lot of room for forced appreciation on those older homes so all our updates have had great ROI so far. If you're ripping out old stuff for cosmetic updates anyway it's not too much work to update some of the stuff behind the walls as well...At least in our limited experience.

I used Gary Witt from Louisville Home Inspections on two multi-families and he was wonderful. He has an investor discount and gave us a list of action items to present to seller which made it easy.

I recently started investing here from out of state as well. I bought a house in Old Louisville, then moved here to manage it. It's a nice area with a ton of potential although some parts of some streets can be sketchy. You can use Google Maps street view and get a decent idea of whether it's a good street/neighborhood or not. Since getting here, we've also been drawn to areas farther east--Cherokee Triangle, Highlands, etc. They're nicer neighborhoods but maybe not as much potential... I don't know, we've only been here a month or two. 

Thanks, everyone. Taking a cut in cash flow makes sense for this property if it allows me to focus on other areas. So, if anyone else knows a respectable management team or just handyman/lawn care/cleaning service references, I would be very grateful! 

Hello, I have a triplex home in Old Louisville that I would like to convert into Airbnb use.

I am a long-distance investor and I haven't had much luck finding good long-term property management companies in Louisville. So, I was hoping it'd be easier to find a good short-term/AirBnb rental management team. Does anyone have referrals for an AirBnb management company they've been pleased with in Louisville? 

Any other insights or important considerations for Airbnb'ing in Louisville would be very appreciated.
