We own a single-family property in Georgia. There is a tenant in there who is interested in buying the property, but her credit is not good enough. We’re thinking about doing seller finance but not sure how to start. The agent told us to come up with a plan and talk to the tenant directly. Our question is, what professionals / companies do we need to close a deal like this? Attorney? Title / escrow company? Real estate agent? How do we repossess the property if the tenant does not pay?

I have recently come across this opportunity of an 11 unit property which was converted from a hotel. Some of the units are rooms with shared amenities, so essentially it’s like a boarding house. The area is decent but I am still concerned about the type of tenants it attracts. I was told that the tenant base may not be as “transient” as people usually think. As a matter of fact, there can be long term leases with elderly tenants. The numbers look great on paper. Can anybody share their experience investing in such type of properties?

@Dino Pierce that is so encouraging to hear. I knew someone from a local meetup who took a $30k course / coaching program and said it’s well worth it too. I am more risk averse so I want to first use my own money to get to the number of units I need and then OPM. I am just getting the education now.

@Cory Carlson Yes we have considered selling them but we were such newbies then we didn’t buy right. Cash flow wise they are ok but they are in the hood and hard to sell without incurring a loss.

@Ronald Rohde Thanks Ronald. I got the same advice from an acquaintance who is an architect. I’m going to talk to the Code Enforcement of the city government too about this plan.
