you may want to reread your post..it makes no sense..are you buying or selling? If you are buying there is no way around the earnest money.

I agree that CL is flooded and hard to get noticed...We are in the very early stateges of a concept of an online investor exchange..where birdogs, wholeslers, short sellers and investors could post their below market deals for other investors...this would not be too beneficial for someone looking for retail buyers..but we are of the opinion that a "investor exchange" could be helpful..sort of like a CL just for wholesale property..thoughts?

We have bought several paroperties out od receivership in Ohio..it is not bad at all..just has to run through the court system for approval and that takes time..most receivership properties are decent opportunities here in Cincy.

I imagine Amy is talking of the USDA rural housing loan..there are no seasoning requirements..I have just flipped 2 right outside of cincinnati within 30 day..one with a 62% profit..there are certain location and median income restrictions.

I could find you pretty much as many of these deals as you want in cincinnati. Buy for 7 to 15..10 to 20 in rehab and rent for 600 and above

Pretty simple for me..had a mortgage company for 10 years and watched the deals come and go but was always too busy to act. Finally the housing crises gave me the time to refocus my energy..jumped in with both feet. now evry closing is 10+x the profit with less headaches and about the same amount of work..would have never made it without the mortgage years as a foundation for what is true and what is percieved value however..to me the rest is bs..if you have a understanding of true value the rest will fall in place with a couple of bumps and bruises along the way.

OK..so I always contract out my rehabbs with a small degree of contracting on my own part. I have found a very good painter and electrician that are out of work. I am considering just hiring them full time. I use them 1st and can sub them out to my other local RE investors when they need them..My question:

Do I need to get any kind of contractor's license to do this? I assume I will need to get insurance..My LLC is set up for Real Estate investing..so do I need to start another..I reallt have no idea how to structure this.
