They're are fighting cold sms... ecommerce, real estate, etc using it as a marketing tool for their responded data base (those that said "yes you can market to me") is allowed and encouraged by carriers.

Are people still trying cold SMS for lead gen? Isn't risky now?

@Mitul Gandhi a system in your CRM will 100% help. Many of my clients work 40+ hours a day and they have their back end dialed in that allows speed to lead and automated follow up if needed

@Chae Young Hahm I might sound harsh here but there is no texting compliance for cold SMS marketing. There never has been. FCC rules have always said for years that you, as a business, can't cold text people who haven't opted into something. They're just enforcing this now and cracking down with the 10dlc

You CAN text people/sellers who've opted in (raised their hand and said "yes" to you). My clients are getting their SMS through doing that.

Now to answer your question about off market deals or off mls deals then the answer is marketing.  In order to find sellers you need to do direct marketing (letters, postcards, etc) to different areas and different lists like out of state owners, pre foreclosures, divorce, etc.  If someone gets you marketing peice and takes the time to call you then there may be some motivation there and you pursue that lead.

Thank you for the great inputs,   I am okay with direct marketing using postcards or anything other than text blasting and voice.  

COLD text blasting is definetly dead (and illegal). But you can text blast people who've legitimately opted into (said "yes"), to your list. My clients are getting their SMS through to their leads in their CRM.

 Hey Robert, Depending on the market you're in (Baton Rouge?) 1,300 is too low to get a deal from your first campaign (and too short of a time - 8 days). I'd come up with a month to month sequence with the budget you have. 

Talk to Ballpoint Marketing. They have a program for this.

Following up on this thread to provide a quick update.

We had to stop all of our SMS campaigns back in December. Carriers are blocking any Real Estate-related messages, and 10DLC campaigns are not being approved if they relate to Real Estate. Batchleads' response was to suggest lying about the industry to get the campaign accepted, which we obviously did not do and strongly advise against if you wish to avoid getting sued.

My current marketing channels are outsourced cold calling and PPC.

I know that this answer does not help since you're looking for lead generation advice, but SMS marketing for follow up (leads you've already spoken to) are getting through with my clients. 

The biggest thing for SMS marketing (follow up no lead gen) is: Making sure people know they're being added to an SMS list. Giving them an option to unsubscribe. And overall, watching you spam rate. AS the spam rate goes up your phone number gets less trusted with the carriers.

I've been in about a dozen different CRMs. I can speak for automation and drips as that's what I help investors with, but my favorites are Investor Fuse and Rei Blackbook.

I've been in a dozen CRMs, and they all have weaknesses and strengths. 

If drip sequences and automation are important for you, hands down Investor Fuse. When it comes to hooking up my follow-up system I've seen a lot of other CRMs fall short with drips (lack of good time delays, no custom mailing function, doesn't pause with a response, can send auto messages after a deal closes, etc)
