As Robert Kiyosaki teaches with Rich Dad Poor Dad - if you invest for Cash Flow and the property is putting money in your pocket at the end of the month (after all expenses: mortgage, interest, insurance, property tax, vacancy, repair) then in the event of a "crash" - you may end up with more cash flow due to an increased number of renters. 

He teaches that buying real estate purely for appreciation is gambling and should instead be viewed as the icing on the cake.

I invest in Ohio :)

Hi All,

I am a resident of California, already have an LLC with my partner and already pay the franchise tax $800 a year. That LLC is a holding company, we also want to be doing flips. My CPA said the way to do this is to form a C-corp that is registered in the state of OH, get a 21% tax on profits, then only have the CA qualified LLC send/receive money to the C-corp via low interest loans.

I am looking for the best entity structure to enable me to do the flips protected and having best tax benefits without having to pay CA twice.

@Jay Hinrichs - What kind of money (amount, terms, rate) do you offer? Are you interested to lend out on our future fix & flips in Cleveland/Columbus Ohio?

Hi Everyone,
I'm here in Toluca Mexico and came across an interesting build and flip project. Dollar to Peso is currently 18.7, all time high was 21.92. I have a private owner that has plans to subdivide 1 acre of his own land into 16 3 story casas, build each for ~$375k Pesos (~$20k) and sell for 1.3M Pesos (~$70k).

I am looking to find Joint Venture partners to do a small syndication. The plan will be to build an initial set of 2 Casas, with utilities, sell off each Casa, then use the funds to build out/sell the remaining 14 casas.

If this sounds interesting to you, hit me up! I am anticipating $500k-$800k of profits for the entire project within a 12 month period. Initial investment total would not exceed $50k total between all parties.

@Craig Curelop - Thanks for the contacts. I read that this strategy is already not possible in SF and Oakland is considering regulations, but have yet to do it.  From my perspective, that leaves open the entire rest of the bay area outside of SF.  May SJ is a great market as well.  

Is anyone familiar with potential legal pitfalls to this strategy and things to avoid as to not end up paying the city large amounts of fines?  This industry is so new that it is still highly unregulated which makes it very exciting to me.

Hi Everyone,

I wanted to get your viewpoint on the idea of securing a property from an owner on a month to month lease agreement, only I would then turn around and become an AirBnB host on that same property.  This is an innovative way to create significant cashflow using OPP (other peoples properties!).

I know cities are starting to regulate on AirBnB and short term rentals - e.g. SF only allows up to 90 days, but I am not clear on the rules surrounding being an AirBnB host as a sublet to my master lease agreement.


Has anybody tried this and what cities in the bay area would you think is best / worst to try out this creative strategy?
