It’s extremely competitive finding deals here. How do you plan on securing deals while remote?

You are going to need someone who can walk the properties for you and you are going to have to get comfortable buying without inspection and/or sight unseen. It’s really competitive right now.

Get on some wholesale lists, get your cash ready and/or get approved with a hard money lender, and be ready to pull the trigger quickly.  You will have to sort through 50 crap deals before you find 1 winner, but they are out there.

Keep in mind, before Covid-19 institutional lenders were going bonkers funding 90% of purchase + 100% rehab and such.

As soon as the stock market took a dump and people started getting laid off these lenders shut their doors pretty quickly and are just now starting to get back into it. Except now the typical LTV is much lower, as low as 60% LTV.

As many others have stated, you won’t find somebody to just front all of your costs from the get go. You’ll have to build a track record of success, and as you progress you’ll find better deals and you’ll be able to negotiate lower down payments.

Patience is the name of the game with the BRRR method.

Wood frame houses aren't the end of the world here in Tampa, as long as they are conforming to the neighborhood - i.e. people in Seminole Heights or Kenwood LOVE wood frame bungalows.  But in other neighborhoods yes block is typically the preferred build.

Cappa Title in St. Petersburg does phenomenal work.  Pineywoods Title in Tampa is another investor/wholesaler friendly title company as well.
