Post: 18 year old, Looking to get into RE

18 is when my interest sparked also. I listened to podcasts all day every day at work. At 19 I decided to get my license, took about a year to get it but I would recommend it at this age. There are many of my friends that I have been able to help them buy their first house, and even if you don't want to be a heavily involved agent, just helping your friends from school is a good way to get some cash to start saving capital. I haven't bought my first investment year but owning my license has allowed me to gain experience and it has been easier to find investors in my local area and is allowing me to talk with and learn from them.  

Plus, when you have your license, you'll never have to pay an agent fee if you ever decide to sell any of your investment properties. 

I have found this to be a less risky way to get started and would recommend getting your license as well. At this age, I would say get all the knowledge you can to best set yourself up for the future.

I am graduating college in May with a bachelor's in finance. I currently hold my real estate license and am wanting to get into investing. With that, I know it will be important for me to hold a w2 to help build initial capital and increase attraction for banks to hopefully get loans. I am having a hard time knowing what kind of job to pursue or where to even begin to look. I am curious to hear any input for investors that are still working full time, or investors that left their 9-5 to pursue full time investing. I would love to hear any recipe you encountered to help balance work life and investing life. Thanks in advance!

I am a small-town agent located about 70 miles north of Indianapolis. The downtown in my area is growing and very successful, especially for a small, close-knit town. There is currently a commercial building on one of our downtown streets for sale. The main floor has 2 retails spaces, the upstairs has a loft with two bedrooms, and the basement has one bedroom. I feel as though this could be a great investment property for someone and thought I would do my best to market it here in hopes to connect with an investor looking to add more to their portfolio. I would love to assist in any way possible.

I recently received my Indiana Real Estate license and have started with a brokerage. I am curious how to approach getting my name out to the public to help get some initial business. I would love to know how others started out when they first became an agent, and any advice to help a newbie start off on the right foot.

@Dan Sheeks I really enjoyed your article and it brought lots of new information to surface that I had never known. Would it be more approachable for someone of my age to get my real estate license and working as an agent for a broker for a few years? I ask this because I have a local connection to where I could work at a real estate firm, and while I wouldn’t want to do that long term I didn’t know if that would be a good first step to learn the ins and outs of real estate while also being a college student allowing me to hopefully be able to stream an extra source of income along with it before looking to go out on my own. I feel as though I’m so passionate for success and I’m ready to stop dreaming about these goals all day and finally get off and running with these passions and shoot for success.
