Hello! We are under contract on a four-plex which is fully occupied. The leases mention a security deposit by all tenants. However, on the tenant estoppel certificates, only one of the tenants mentioned that they have a security deposit and it is in the amount higher than the lease mentions. The rest of the tenants say that they did not put any security deposit. Can we request a security deposit from the other tenants since it mentions in the lease that they are required to pay a security deposit and how do we reconcile the difference in the amount paid by one tenant? Hello All,

I will have a four-plex property in San Antonio under contract today. Can anyone recommend a lender? I have already spoken with Chase, Wells Fargo, SWBC, Randolph Brooks. These guys require 25-30% down, which is common with commercial properties but for a residential property I wanted to see if there are other options out there with better terms.
