vancouver BC is on Fire right now!!

We are bidding on houses with 10-20offers. The norm is to bid well over asking and most offers are unconditional.

Jared Rine Steven Darrow Would the financing mentioned above be by Canadian banks or their US counterpart offices? As in could I use these big banks for financing deals as a U.S. LLC in US dollars with long term fixed rates? Does anyone know if I setup a U.S. LLC, opened a US bank account with funds to buy US properties what my US financing options are? Would it matter that I am a Canadian at that point?

As a new Canadian investor in the US, can someone kindly advise me where to get all the info (mainly money owing and things I should know about a property that can get me in trouble) before bidding on an asset? Is an o&E all I need? From here ok or do I need to find one in the county I'm buying? http://www.unifiedtitle.com/oande-comparable-sales Thanks!!

thanks @Roy N. NB is where I was referring to.

I still have lots of homework to do but I think you are saying there is an oversupply of lesser quality places. Does this mean a decent rental (updates done) is in demand still?

Also are prices too high there in general or for the run down places? Can you kindly elaborate on why you think so?

In your opinion where in NB or ON is best to invest for cash flow properties, long term for distant owners?

Congrats @Thomas LoriniCan I ask if anyone knows or has an opinion on Moncton ON for long term buy and hold (purely for rental cash flow) and not for appreciation?

we should definitely ask @Joshua Dorkin  for a Canadian podcast maybe "what does and doesnt work in Canada that does in the US" or "Canadians investing in the U.S.  must knows!"

Weldon @Mark McGrath from a fellow BC local investing locally by flipping houses and profit sharing with investors. Its a great market for that, yes high prices but big gains in short time frames. It will help me and our investors get a leg up so we can provide buy and hold properties out east or better still in the US.
