Justin, thank you for the insight!  I have seen the prices spike this year and like you say, they are all overpriced and there are tons of people out bidding each other...  I hope to be ready when the bubble pops!

I have not heard of this method before, pretty interesting.  Any legal issues with this?  What about utilities and such?  Any drawbacks that you know of?

Yes, I do have a full time job in IT Consulting.  And I am new to Real Estate in general and especially to investing in RE.  I have been reading BP for sometime now and been learning tons from pod-casts and forums.

I really appreciate your input and ideas on how to invest in WA, I would love to learn more and get my first deal sometime soon.

My preference is to buy and hold small multifamily units for cash-flow.

Basically, buy at price that has positive monthly cash-flow $xxx/door and then improve it even more over time.

That is solid.

Everyone thank you for your insights, I have been reading up and looking at all areas mentioned.

I would really love to find some cash-flowing fourplexes to get me started.

Thanks Sean, that is what I am seeing as well. But what price would be a good price for it? I did the spreadsheets and to cashflow $730/month, I would need to buy it for $190,000 plus 25% down at about 6% 30 years...

I just don't see how this could be a good deal at all, using the numbers given by agent for expense, rents and taxes....

If I set $100 cash-flow per month per door, is that a good rule? If so then this property just wont cut it unless it is less than $190,000 but that seems crazy...

Oh I wish I had known a little bit ahead of time!
