This topic is really appealing to me, but it does not seem realistic for someone who is just starting out with no enough contacts to pull up money from in order to finance the deals.

Well, I'm talking about their rates for writing contracts down. I would like to prepare some models or templates that I could use depending on the particular negociation with the sellers in order to secure the deals before closing, without having to wait for a lawyer to review it. For that, I would need an attorney to write and evaluate those texts to make sure they are compliants with Kentucky Law. I understand that I will have to pay for that, this is the reason I need to know the way they charge for their services so I can prepare myself. Regarding the closings and all other legal services you mentioned I'm not worried about them right now.

Thanks @Erik Hitzelberger I will explore their services. Based on your experience with them, do they charge upfront fees, or they charge you after the transaction is done?
