Randy, too bad that deal did not work out for you, but smart of you to identify a large ticket item that wasn't in your budget before you bought the place.  I always look for investor friendly contractors, there is a difference.  In my experience, its a benefit to the contractor, knowing that you will potentially use them on future jobs and might keep some of them pretty darn busy.  And being up front with them, disclosing that you are an investor and a competitive bid is a big consideration for you, doesn't hurt.  It doesn't cost what it costs.  Almost two years ago, I needed all new pex lines, and drain lines, ran in the house.  I received estimates from $2600 to $25,000.  You can save money setting up contractor accounts with wholesale window suppliers, plumbing, roofing, siding, flooring companies etc.  A good source for investor friendly contractors is to ask these suppliers for installers/contractors they might recommend.  As Kramer once said, "paying retail is for suckers".  Good luck to you.

Of course, the buyer needs to know what the assignment fee is, so he/she can include that in their numbers.  Assignment or a wholesale fee usually vary depending on how good the deal is.

I used to wholesale in Denver but it's gotten so competitive I stopped a couple of years ago.  Not in Florida just looking for a flip or two for myself.  Yes out goes the shutters and in with the new impact windows.  Thank u

Doing my first flip in Deerfield Beach (I've done others in Colorado).  Do people like the big shutters...  Thinking about replacing all of the windows with impact, and getting rid of the shutters.  Also, looking for some wholesale places to shop, need windows, tile, carpet, lighting fixtures, base and case, doors, granite with install, cabinets, appliances, sod and trees, and need contractor or pour a patio.  Im excited, should be a profitable project :)        Thank you.

Hey all, recently got my RE license in FL, and have always wanted to own a few rentals to supplement my retirement income. I was looking in the Deerfield Beach area, just West of Federal and feel confident I can find a 3/2 SFR and be all in at $120,000 including repairs. My loan would be $800 and rent would be $1400, so approx $600 cash flow per month (I would manage the property myself). I would use hard money and then refinance into a long term loan (anyone have a good company they could recommend for a long term take out loan, I'd love to hear about it). It seems to me like this market and strategy would be a great way to build wealth. Another attraction is the relatively low sales price, approx $100,000. I could do more deals at this price range, as opposed to CO, where I usuallyspend over $200,000 just for the purchase of a house (I've done a few flips in CO). Not to mention less competition in FL as opposed to CO. I might try selling the property and see if I could make a quick $30,000, or keep as a rental, either or. I'd love to hear from any investors that have worked in this area. Thx so much !

Hi Garry, I don't think I'm going to be doing much wholesaling in the near future, there is really very little inventory out here in Denver, as far as SFH's go at $200,000 or below. Thank you.

Correct James, I do fix and flips,  I wouldn't live there.  I would fix up the basement regardless (they are, and will be, non conforming bedrooms, because of no egress windows), just toying with the idea of taking a risk and adding a kitchen for and extra $7500 (its a strong rental area).  I think the return of adding a kitchen would be an extra 20,000+.  We'll see, I'll post the results after the project.  Thx for all the responses.  I"m out.
