Today I learned about listability.com, realquest.com, why national change of address (NCOA) is important when choosing a list provider, and "horsey letters" mail piece that supposedly gets better response rates than post cards and regular letters. For those doing direct mail, spend the extra money and send a piece of mail to yourself in the batch that goes out. The extra cost is well worth the peace of mind!

Following the "highest and best use" tenet of real estate, it would probably make sense to convert to a commercial property again. I'd suggest starting here on BP and adding your question on to a relevant thread in which several well regarded experts have already participated in the conversation.

@Aisha E. Just curious...but haven't the subject-to deals fallen out of favor because banks are more regularly enforcing the due on sale clause? How would you get around the seller's objection that that arrangement wasn't suitable because it doesn't pay off his note?

Davyd, how do you find out who is getting (or is) divorced for stacking? Can you say what the other sources are? I just know listsource and agent247.

Post: Protocol for performing due diligence in tenant-occupied place?

In performing due diligence for buying a property that is tenant occupied and in dealing with a seller that says "do not disturb" tenants, how is one supposed to inspect the property adequately without disturbing the tenants? There could be mold growth, termites, and who knows what else happening in that property. 

Is it normal to just make a contingent offer, put up earnest money, and THEN proceed with an inspection? I would prefer to do an eyeball inspection of the property inside first to see if going further is warranted.

I suppose what answer I am looking for is what the protocol is for buying a multifamily or 5+ unit place that is occupied while performing full due diligence and being respectful of tenants and the seller.
