I'd say if it's a foundation issue i would run from it and that can be pricy and plus their tend to be surprises when construction begins with projects like that.

Well you can wright your own Rental Contract, i recommend you google " rental contracts in GA " and then edit 2 or 3 of them into one and then you'll be able to put the one clause in their "Dog must be Outside Only."

What we do it my work, we specialize in distresses residential investment properties, but we get a GC, General Contractor, to come out and just walk the property in inside and out and they'll do it for free Or they want $50 bucks for their time. Their just giving you a bid/estimate and that hits the nail right on the head for getting an Accurate Estimate for the Rehab.

you would think... ya... but if you went to a public college you would know None Of Those People Really Care At All about what's convenient for students or what is practical. All They want is our money - Ya know... But Hey Man Good Luck Hunting - you'll figure it out.

I would recommend getting you license at your local real estate school because this allows you to network and that's the name of the game. It's not what you know its who you know. Defiantly take the physical class its 100% worth it.

I would say it Depends. There are some cases where she could "drag down the file" either with debts or low credit, other cases where her inclusion would not do any damage. Regarding her lack of employment, that will not count against her if you apply joint, it would be looked at the same as if she were a homemaker.


I would suggest you find a good originator to work with and start by applying jointly. Once the originator can see the full picture, they can advise if it would be advisable for you to apply sole and separate.

well when it comes to foreclosures and especially when it is you first investment i'd say whats your strategy? are you looking to Fix and Flip or Buy and Hold?
