I don't know - certainly SOME manipulation, but also a lot of free form nonsense occurring too.  I think you add it all up and... it doesn't add up to anything.

I just finished reading Going Infinite, about SBF, and the Cult of We, about Adam Neumann.

A lot of "smart" people, without any coercion or manipulation, were happy to hand over millions / hundreds of millions / billions of dollars to those two characters.  From retail investors with $28 to VC funds to Japanese conglomerates.  Just a bunch of big nonsense

No one is stopping me from buying my vanilla SFHs so that's what I'll keep doing

Go for it.  There are plenty of you out there

Paul is very accurate though.

The one person that create so many market volatility and divergences is just one person. Jerome Powell itself.

If he resign we solved 73% of the problem lol.

Yeah, man and Larry Fink and Co. buying tons of property. I get a kick out of the Fed "trying" to control inflation while the printing presses are working overtime. Most people don't know but Fink is on the board of the WEF.  Not a good thing.

My pleasure.  The data speaks volumes.  We have the BlackRocks of the world to thank for the inflated pricing

I urge you to look at the data.  Here in the Charlotte area, we have the following-

https://www.carolinahome.com/market-data/monthly-reports

For instance, check out the closed sales in Nov.'23 vs. Nov. '21.  Down a ton.  Be careful jumping into this bubble or don't jump in at all would be my advice.

it's never 'normal' though is it?

 It's complete madness now

 Yea …..

the crazy thing is actually lot of tech company have received very little order from customer , some because of post covid supply demand issue and some because most buyers choose to hoarding cash rather than do investment.

I don’t know what would happen in 2024 but it is like dotcom bust era without being busted yet hahaaha

Shhhhh, we're not supposed to speculate anymore!

It is strange era :
- massive job loss in tech but highest real eatate price
- lot of layoffs but stock all time high
- residential real estate all time high with LP investor going for bankruptcy
- there is no company receiving large order but stock is all time high hahahaha

the true dysfunctional dystopian economic that we live in today , even hard to understand by the actor itself.

The powers that be are master manipulators.  Much wealth is going to be transferred as a result.

it's expected 900% in certain way that unemployment would raise more than current 3-ish to 5-ish next year and higher chance of recession signaling Fed to post 75 bps rate reduction in 2024, question would be whether unemployment would affect residential real estate or not ?

would not surprise if younger kid would go back to live w/ their parent, would not surprise also if househacking would be more relevant as that's the only tools for homeowner to go against job losses ..... life may go to normal in 2025.

I hate to be the bearer of bad news but  will never go back to normal, folks.  Let's not forget what the powers-that-be started prior to March, '20.  They shut down the economy.  Look at what's happened since.

I live just outside one of the 'hottest" markets there is.  They overheated the market on purpose. Wait and see.
