Since the appraisals are coming in lower than what you have your homes priced at, why don't you simply ask for a copies of the appraisal and see what the issue(s) are?  You can bring all the comps you want when an appraiser is scheduled to view the property but it will not sway an appraiser's valuation.

Curt,

I have plenty of experience with manufactured housing and there are some questions that need answering to actually find out what you are dealing with here..It is difficult to see whether or not it is a manufactured home or a modular (could be on frame mod but doubt it).  If the home is deeded to the land it will appreciate in value if the market around supports it. 

 If the home's title has not been surrendered to DMV,  it is not considered real property, home will depreciate.  Financing should not be an issue (home only and land/home both possible).  My concern is that garage.  You probably want to make sure it is up to code, ie. firewall , etc...check for permits pulled. 

To truly find out if it is a manufactured versus mod would be a manufactured home would have a data plate and a mod would have a modular stamp.  Let me know if I can be of assistance.

Mobile homes will depreciate like automobiles if they are not affixed to  real property Once title is surrendered at DMV and deeded to the land they do not depreciate unless the market dictates otherwise or if the home is not kept up.  Though, not given the same values as a site built home, they will appreciate in value if the surrounding real estate market does so as well.

I take it it must be in a rural area...When you say appraiser can't appraise it correctly, can you be a bit more specific?

I hope it goes well for you. I only had to have someone removed once. It wasn't pretty, that I can tell you.  It was a bit sad
