Excellent insight everybody!  Thanks for clearing that up.

Is a cash buyer only someone who has liquid cash?  Is hard money or private funding considered a cash buyer?  What is actually considered a cash buyer?

In my very limited experience, it seems that cash buyers are more likely to get an AS-IS deal than someone who uses traditional bank financing.

I’m still looking for my first deal & am trying to increase the odds that I will get an offer accepted.

@Jerry Johnson, welcome to BP!  I’m also in Memphis & just started my real estate journey.  One of the things they have talked about on the podcast is the first steps to get started.  I would recommend to get the financing lined up for target properties that you are looking at & then I would definitely find an agent who knows the market & your target area.  The agent who I am working with is Zach Thomas from My Town Properties.  He knows his stuff!!

Hey everybody.  My name is Paul Schaefer.  I am 37 years old & live in Memphis, TN.  I am looking to purchase my first investment property.  I want to start out fixing & flipping then eventually get into renting.

I have started the loan preapproval process, am currently reading the Ultimate Beginner’s Guide on BP, plan to upgrade to Pro so I can use the calculators, & plan on contacting a real estate agent today.  Are there any other tips or advice you could give a newb to get started?
