Post: Continuing Education in California

Hello! I'm beginning my subsequent continuing education for my salesperson license, and was wondering what courses you would recommend to look into? I have looked at CE Shop and OnlineEd, but did not like their platform. Any other recommendations would be appreciated. 

Has anyone power washed their brick apartment before and if so, was it worth it? I'm considering that on one of our properties. I assume painting would be a waste, besides the white trim on the windows and balconies. Any idea on what it would cost for a 6 unit?

I'm in desperate need of a new property manager in Southeast Cleveland (still within the City limits). Our current management lied to us and have been anything from effective since they took over. They touted their expertise and plan of action, but haven't done anything. They won't even visit the property. Granted, it's C class apartments, but still...  I'm out of state and need some help.

Any recommendations for managers who handle 4-30 unit apartments in Woodland Estates and surrounding areas would be much appreciated!!

I am in the process of submitting an LOI for an apartment complex in North West San Antonio and I having trouble finding multifamily property managers to speak to. I am not interested in hiring a PM that only manages SFR properties. The complex I'm looking at will be 20+ units and I prefer to hire someone with experience managing comparable properties. If you know anyone that I can reach out to or you would recommend I speak with, I would greatly appreciate it if you could let me know. Thank you.

I suspect I should hire a plumber to visit the property and do an assessment on the fixtures to identify any inefficiencies? If I could lower the sewer and water by just 10% I will increase the NOI by nearly $1,700/yr, so I wouldn't mind spending a couple thousand to make any corrections.
