How do you guys think the real estate market will do within the next few years (3-5 yrs)? In relation to both the AZ market and national market.  This seems kind of hard to predict for someone who is new to the market. And if the market is to drop lower within next few years it would be wiser to wait until it drops to buy homes correct?

I tried to find a specific answer to this question but was unable to find it. On a foreclosed home what is the importance of knowing the unpaid balance and fees? I know that any unpaid taxes on the home are owed by the person who purchased it. Are there any other important fees to take into account as well such as unpaid HOA fees? And what is the importance of knowing the unpaid balance on the property because you are going to end up paying just what you purchased the property for correct? I'm sorry if these are newbie questions by the way, just trying to learn as much as possible.

I'm a complete newbie in real estate investing and I'm trying my best to learn as much as I can about note investing without taking a $500+ guru course. It seems that out of state note investing is a little more feasible than traditional out of state investing such as flips and buy/hold strategy. Is this true to an extent or completely wrong? And what else besides knowing the specific laws related to loans/notes is needed when investing in out of state notes? Is there a public website source available to find all of these things?

Hello everyone, 

My name is Paul Munley and I am  relativity new to bigger pockets. I am completely new to real estate investing but have done a lot of research in the field due to my dedication of becoming a successful real estate investor. I'm 24 years old and was born and raised here in Arizona. I have just recently graduated nursing school at Arizona State University and currently work as a nurse at one of the many local hospitals here in Phoenix. I have a strong interest in real estate investing and want to start my portfolio while working as a nurse to help fund my investments. Due to my current position and personality I have a strong sense of teamwork. I have a desire to work with and for others which I feel can translate very well into the real estate investment market. Right now I am trying to save as much as possible and learn as much as possible to get me started in real estate. If you have any more questions feel free to get a hold of me over bigger pockets.
