I'm pretty knew to this myself and in the learning stages. The first question that comes to mind is - What are your goals? I would think if you're trying for increased cash on hand after a deal I would lean towards flipping. Longer more steady flow of cash would make me want to lean towards rentals.

So somehow through emails or searching the bigger pockets website I have downloaded not 1 but 2 ultimate beginners guides. I'm gonna guess one is the original and one is an updated version. Neither are dated. One is 64 pages and one is 85 pages. I don't wan't to assume bigger is better because the bigger one could have been the first one and been scrubbed down to 64 pages and outdated info taken out.  Any help and assistance on which beginners guide I should dive into would be appreciated.

Hey, thanks everyone for the awesome welcome. I am currently in the middle of nowhere Alaska for work. I do not plan on staying here more than 2 years and just due to the severe isolation in my area I would not want to invest here. My current goal is to get the student loans paid off, educate myself, and save for initial start up costs. I'm looking to probably move to Florida. Get some warmer weather. lol
